When You're Not Old Enough
Sherrilyn and Dave had a dream. They wanted to buy their retirement home now while prices were low even though they were two years away from retirement. The problem was they wanted to live in a 55 and older community but they are only 53 and were afraid they wouldn't qualify to buy. After I explained to them that they could own a 55 and older property but not use it (except when they came down to do general maintenance) they were happy to find out that their plan would work. They also had a budget and wanted something that may need some cosmetic work but was in good condition otherwise.They love to fish and enjoy being outdoors. After looking at many homes in several different communities they decided on a home in a nice community on Pine Island that had a gulf access boat ramp and boat storage for residents. Since they will be working for the next two years and only have a week or two off, not using it would not be a hardship. They are planning on taking the opportunity to fix their place up when they have a week or two free to come down to work on it and get it ready for them when they retire.
They sent me this note via e-mail.

Hi Cheetah

 

We just wanted to let you know that we received the keys you sent to us. I apologize for not letting you know sooner that we got them.  Thank you again so much for doing that last check to put our minds at ease.  We really hit a home run when we chose you as our "lady that sells real estate".  And that's a compliment!!

We have bought our tickets to come to Florida. We are bringing Dave's mom with us and she is so excited.

The pile of stuff to bring to Florida grows daily.  We are going to try to line up a carpet company ahead of time to install new carpet and lino while we are there.  It would be great to see you then if you have any time. Once again we can't thank you enough for all you did for us. We really do appreciate it.

When a Realtor needs a Realtor
I sometimes have the opportunity to work with fellow real estate agents. This was a note I received shortly after I helped an agent that sells real estate in another state. She is not with Keller Williams. She found me through my website on the internet. Millicent and her husband Sid used my services to help them find a waterfront, gulf access condo in Punta Gorda for use as a winter home. While working together we found that we have many things in common and a nice friendship has developed as a consequence.
Millicent & Sid sent me the following note:

We love our new little condo and cant wait to get back to Punta Gorda.  We can't thank you enough for all the help and guidance you gave us in our search.  To think in a matter of 2 days you showed us everything available that fit our needs, prepared our offer and negotiated a completed contract for us.  It is hard to believe we had never even been to Punta Gorda before.  Then in a matter of two weeks you had us to our closing with you doing all the "leg work". We couldnt be happier!


Our daughter, liz and her husband and children used the condo for a week over the 4th and they loved it!

We are not sure when we will get a chance to get back but we will give you a call before hand and hopefully we can get together.

A Sad Story With a Happy Ending.

I received this note from Bonnie after a stressful situation that I helped solve.  Bonnie had used a discount real estate company to help her sell her home here in Southwest Florida. They found a buyer and set a closing date. The morning that her closing was to take place she got a call from the title company saying that her buyer wasn't going to close because their loan hadn't been approved.  

Needless to say Bonnie was shocked and upset. Her real estate agent had not told her that the buyer was having problems getting his financing, in fact she had been told that everything was going smoothly.
Bonnie had already purchased another home, all her possessions had been loaded onto the the moving van for her move to Texas where she would be living close to her daughter.

Bonnie didn't know what to do. She was going to be in a real financial bind because she couldn't afford to pay two mortgages. In a panic she called her Realtor in Texas who was handling the sale of her new home there. Luckily they were able to put her in touch with me and I was able to find her a new buyer before she had to start paying two mortgages. This time her sale went smoothly and sold.

I want to thank you so much for going that "extra mile" for me. I had gotten myself in such a bind; you were a real life saver to me!

Finding The Florida Dream

Kim and Carmen had a dream of relocating to Florida. They wanted to find a lot and build a home that would have a separate living area for Kim's father who would be moving to Florida with them. With their vision in mind we located a builder that had a courtyard home plan with separate guest quarters and started looking for and then found the perfect lot for the home.

Long Distance Investment Buyers

Cecilia and Ken live on the west coast and wanted to find a Gulf access condo for a rental investment. They contacted me and we began a journey of discovery to determine what would work for them in terms of price and location. I sent them links to listing details and pictures of available condos. We spent many hours with emails and phone calls discussing the pros and cons of the properties until we found the property they wanted to purchase.

Investment Lot

Bill and Deb wanted to find a Gulf access lot in Cape Coral to hold as an investment. They didn't know the area and needed help and advice. We worked together for many months over the internet. When they came down to buy I had a very good idea of what they were looking for. However, Cape Coral is a very large city land wise (larger than many counties). There were many properties available at that time so I took them to all the different areas in Cape Coral that had Gulf Access properties. I wanted them to get a feel for the differences between the areas and see the neighborhoods before they made a decision. Once we chose a location, finding the best lot was easy.

Bill Sent me this e-mail note as a testimonial:

It takes Time:
Not everyone is ready to buy or even know if they want to buy when they first contact me. Sometimes I work with customers for months and months before they decide whether or not Southwest Florida is the place for them. This is very common and I enjoy working with people to help them learn about our area and real estate market conditons. Carolyn is an example. Once Carolyn contacted me from my website, I sent her information and completely understood her position as someone who wanted to take her time. Carolyn's needed to study and do the homework necessary to make this difficult decision. I continued to work with her online and through e-mails until she decided that the time was right to buy.
